The Sustainable City, Yiti is a joint venture between OMRAN Group and Diamond Developers: a world-class, mixed-use community on the coastline overlooking the Gulf of Oman. It follows the low-carbon blueprint pioneered by the first Sustainable City in Dubai in 2016, brought to Oman as the country's first net-zero energy city. Homes, a mixed-use plaza, a school, beaches and a marina are woven together by shaded green streets and the systems that keep a city running cleanly, designed to improve quality of life today without compromising the needs of future generations. It is delivered by the Sustainable Development and Investment Company, the joint venture vehicle of the two partners, as phase one of the Yiti Integrated Tourism Development Masterplan.

The innermost ring, because the city starts with the people in it. Shared spaces, wellbeing and a genuine sense of belonging, designed in from day one, for every resident.

The second ring wraps the first. A self-sustaining model: lower utility costs, shared commercial space and a circular economy that keeps reinvesting in the community it serves.
Net zero,

The outer ring is the frame everything else lives within. Renewable energy, water conservation and biodiversity , measured, managed and built to the UN’s 2050 targets, today.

The model
It already works elsewhere.
The Sustainable City is a working model, proven across Dubai, Sharjah and Abu Dhabi. Yiti is built on that same engineering of renewable energy, full water recycling, electric mobility and waste diversion, adapted to the climate and coastline of Oman.

What is new here is the setting: a beachfront headland with a marina and a north-facing coast, and an ownership model where shared infrastructure is designed to pay its own way, so villa owners in the Sustainable District carry zero service fees.
The community, in short
Three places to own, one master plan.
The Sustainable District is the residential heart: daylight-led Courtyard and Garden villas with zero service fees. The Plaza is the social centre: apartments above shops, cafes and offices. The Arc is the beachfront address: Nikki Beach branded residences on the shoreline.

Sourced from Omani industry, staffed by Omani hands, and delivered as part of Oman Vision 2040.
Shari'ah-compliant home financing is available through the developer's partnership with Bank Nizwa. Figures reflect the developer's published progress updates.
Delivery and governance
Behind the joint venture sits SEE Holding, the group whose companies include The Sustainable City, Diamond Developers, Tadweer and City Solar, and which published its Green Finance Framework in November 2025. The Yiti master plan was designed by Kettle Collective, infrastructure works were delivered by Galfar, and on site construction is led by the Sustainable Development and Investment Company. Construction has passed 25 million safe working hours without a lost time injury.

Yiti sits on its own bay south of Muscat, around 30 km from the city centre. Close enough for the airport run, far enough that the mountains go quiet at night.
